Cape Town’s Atlantic Seaboard property market has once again proven why it’s South Africa’s most coveted stretch of coastline for luxury real estate. With record-breaking sales, high buyer demand, and limited stock in prime locations like Clifton, Camps Bay, and Bantry Bay, the first quarter of 2025 has set a powerful tone for the year ahead.

In March 2025 alone:

  • Sectional title sales totaled R165.31 million, with an average price per square meter of R69,167.

  • Full title sales reached R82.15 million, with an average sale price of R10.27 million.

  • Properties are moving fast, with sectional title homes averaging just 35 days on the market.

This robust performance confirms that the Cape Town Atlantic Seaboard property market in 2025 is not just stable—it's thriving.

What’s driving the surge? Stabilised interest rates, strong semigration trends, and a lifestyle unmatched anywhere else in the country. From high-net-worth locals to international investors from Germany, the UK, and the UAE, the Atlantic Seaboard continues to attract those looking for long-term value and security.

Luxury homes priced above R20 million are performing exceptionally well. In Q1 2025 alone, over 53 luxury properties were sold for more than R20 million, with a total combined value of R1.6 billion. Standout transactions include a R65 million apartment in Bantry Bay, alongside multiple sales in Clifton and Camps Bay ranging from R45 million to R55 million.

With limited stock and consistent demand, this is an ideal time for sellers to bring premium properties to market. For buyers and investors, early 2025 offers a unique window to secure a foothold in Cape Town’s most sought-after real estate locations before prices rise further.

Whether you're looking to invest, relocate, or simply explore what’s available, Cape Town’s Atlantic Seaboard remains the ultimate destination for luxury living and high-end property investment.
